TERMS & CONDITIONS ARENA VIEW BY CITY NITES
If you enter the suite you are entering an agreement with Arena View Management Ltd Trading as City Nites; therefore accepting the terms and conditions outlined below.
TERMS AND CONDITIONS
The following Booking Conditions form the basis of the contract with Arena View Management Ltd, Head Office, Arena View, Edward Street, Birmingham, B1 2RX. From Day one of the terms “we”, “us”, and “Company” refers to Arena View Management Ltd trading as City Nites. Arena View Management Ltd is a UK registered Company and “you” refers to the customer booking the reservation through us directly through this website, or indirectly through any of our Affiliates/Travel Agents through whom we provide our products and services. By booking online or by our Reservations Line you agree to the following terms & conditions: Please read carefully as they set out our respective rights and obligations. All bookings are subject to these Booking Conditions.
Method of Payment
We are pleased to accept the following methods of payment:-
Credit/Debit Card: Visa, MasterCard, Switch, Solo, Delta,
Bank Transfer: Pounds sterling or Euro.
Where it is a condition of the rate offer and so stated in the rate description, full payment is required at the time of booking.
For bookings that are paid upon check-in the credit card supplied at the time of booking will be pre-authorised for the full length of the stay unless agreed otherwise. Should payment not reach Arena View Management Ltd within the required time or the card supplied is not valid Arena View Management Ltd reserve the right to cancel any bookings made and any deposit paid will be forfeit.
Failure to pay in accordance with the agreed terms of payment may result in the suspension of accommodation. Arena View Management Ltd reserves the right to charge interest on overdue accounts.
All information collected obtained during the booking process will be processed in accordance with our Privacy Statement.
Accommodation and Occupancy
Although accommodation and location are confirmed in advance, the exact apartment cannot be guaranteed prior to arrival.
The number of people permitted to occupy each apartment is limited to the number of beds. In some apartments, extra beds can be provided and this will be at a charge to be agreed at the time of booking. If the number of people permitted to occupy an apartment is exceeded, Arena View Management Ltd reserve the right to charge for additional apartments.
If the maximum occupancy is not adhered to, the full loss of deposit will be retained by Arena View Management Ltd.
1 bedroom apartment – Maximum of 2 adults allowed in the apartment at all times. (Named on arrival)
2 bedroom apartment – maximum of 4 adults allowed in the apartment at all times (Named on arrival)
Where a cot has been supplied the maximum occupancy will be increased to include a child under the age of five.
*Extra Guest may be allowed until 9 pm with the express consent in writing from management*
Parties and gatherings in Apartments
Arena View Management Ltd does not accept or tolerate any form of gathering or parties in the apartments by non – residents.
In order to respect other guests, we ask that noise levels are to be kept to an absolute minimum after 9 pm.
If this agreement is broken the full loss of deposit will occur as a result. Non-residents are not allowed access to the apartments.
Upon check in you are to name all the guests in your party and these are the only guest’s allowed access to the rooms. When security does their security walks and comes across excessive noise you will be advised of the T&C’s.
If Guest’s would like non-residents to join the apartment until 9 pm you will need to obtain written consent from the management team at the time of booking otherwise you will be in breach of the T&C’s.
Please note that’s our Apartments are not intended as a venue for social gatherings, parties or other such events*. Each Apartment type has a maximum occupancy level, which if exceeded will result in losing your full deposit and may lead to your immediate removal from the premises without further notice and without refund of any accommodation charges.
Where a cot has been supplied the maximum occupancy will be increased to include a child under the age of five.
The maximum occupancy is not to be exceeded at all times. If exceeded it will result in a total loss of deposit and Arena View Management Ltd reserves the right to evict all guests.
As a result of unsocial behaviour e.g. noise/disturbances that affect other residents, guests will be charged £250. Arena View Management Ltd reserve the right to evict all guests.

Arrivals and Departures
Apartments are available for occupation from 16:00 hours on the day of arrival subject to availability to 11:00 hours on the day of departure. Each extra hour after 11 am is chargeable at £10 per hour until 2 pm, after that another night’s stay will be charged. Unless paying for the next night’s stay late check out is subject to availability and cannot be guaranteed.
Key collection details will be provided prior to check-in date.
Upon arrival, a valid ID is required to complete the check-in.
In the event that a guest needs to check out prior to the agreed departure date, Arena View Management Ltd will use its best endeavours to obtain a refund of accommodation charges for the remainder of the stay. However, any refund will be subject to the apartment being re-let and may be subject to a cancellation charge.
If you Change the reservation:
If you wish to Change your booking, Arena View Management Ltd will use its best efforts to comply with your requirements. If the booking is an advanced purchase non-refundable rate then changes are not possible.
All cancellations must be confirmed in writing 24 hours before the arrival date. Please note that certain rates or special offers are not eligible for cancellation or change (no refund or amendments will be made for Advance Purchase rate). If the booking was made via the Third party, firstly cancellation has to be made with them. No refunds will be made for non-arrivals.
Confirmation of Booking:
To confirm a booking Arena View Management Ltd require a completed booking form or a completed booking link via the internet. In addition, a deposit may also be required to confirm the booking as well as a valid credit card. The total apartment charges must be paid no later than 1 day prior to arrival unless otherwise agreed in writing.
Extension of Bookings:
For stays of up to 7 nights, 24 hours in writing/ Email, of your intention to extend your stay is required prior to the scheduled departure date.
For stays of more than 7 nights, 24 hours’ notice in writing/Email, of your intention to extend your stay is required prior to the scheduled departure date.
Failure to give notice in writing/ Email of your intention to extend your stay may result in your apartment being re-let. Please note that all extensions of current reservations are subject to availability and rate change.
Where notice of intention to extend your stay has been given, Arena View Management Ltd reserves the right to take all additional payments and charges from any credit/debit card used to make the original booking. Where payment has been made by bank transfer, an invoice for the requested extended period will be sent to the billing address provided at the time of booking and payment must be made by return.
All rates quoted are based on the rates shown at the time that a booking is confirmed. Once a booking has been confirmed Arena View Management Ltd will not change the rate quoted unless you change the booking. Rates are subject to change without notice and may vary for currency exchange movements where applicable between the UK and overseas locations. Arena View Management Ltd has the right to refuse any booking for good reason. Availability of rooms at the rates shown online may be limited and/ or restricted to certain periods. During major sporting events, social events, conferences, and exhibitions, the same rates may not be available.
Additional Chargeable Services:
Provided at the individual apartment location. Details of additional services are available on request. The cost of any such services is payable directly to the apartment reception.
Arena View Management Ltd expects the apartments to be left in a reasonable state on departure. If at Arena View Management Ltd discretion, additional cleaning is required on departure, the cost of this cleaning will be charged as an additional charge.
Damages or breakages in the apartment must be paid in full by the booker; this includes all items provided in the apartment and the apartment itself. In the event of any breakages, damage or extra cleaning required after the guest vacates, Arena View Management Ltd will notify the booker by e-mail within 1 week of the guest’s departure, providing a detailed breakdown of the issues and the cost of rectifying them. Wherever possible, photographic evidence will also be supplied. Inventories condition reports can be provided at the beginning and at the end of the accommodation period if required.
Arena View Management Ltd will issue the guest with a set of keys and extra keys are available on request, however, if the issued keys are not returned on departure a charge of £100 plus VAT will be made to the booker. If between the hours of 10 pm and 8 am a guest locks themselves out of the property and requires assistance to re-enter the property, Arena View Management Ltd reserve the right to charge £50 call out charge in addition to the charge for lost keys.
If the emergency call out number is used to call out the apartment manager between the hours of 10 pm till 8 am on Weekdays and 10 pm till10 am on Weekends for any purpose other than an emergency, Arena View Management Ltd reserve the right to charge the booker a call out fee of £50. A security deposit will be required at the time of check-in as it follows:
A pre-authorization from £250.00 per Apartments is required for any booking from Sunday to Thursday and is applicable to adults and children 16 years old and above.
A pre-authorization for a fixed amount of £250.00 per apartment is required for any booking Monday to Sunday and the night before public holidays (UK). A pre-authorisation for a penthouse for a fixed amount of £300.00 will be required.
Deposit of £300 will be required for any rooms where the method of payment has been made by Cash.
The deposit will be refunded at the end of your stay if all term and conditions have been adhered to. This deposit can be left on either debit or credit card as a pre-authorisation. The deposit will be released just after the departure and it can take from 3 to 5 working days for debit card and up to 10 working days for the credit to return to your bank account.
If a deposit is not charged, valid credit/debit card details to cover any additional charges during either your current (or any future stays with Arena View Management Ltd) must be supplied at the time of booking and Arena View Management Ltd reserves the right to deduct from that card, without further notice, all amounts chargeable under Section – Additional Charges. Within one week of such a deduction, Arena View Management Ltd Apartments will provide the booker by e-mail with a breakdown of the issues and costs of rectifying them. In the event that payment is declined, for any reason, or no card details are provided, Arena View Management Ltd reserves the right to charge the company or individual who made the booking at the address provided. You must pay this invoice within 7 days of issue.
Damages or breakages in the Arena View Management Ltd building (such as car parking, balcony, apartment, and lobby) must be paid in full by the booker; this includes all items provided in the apartment and the apartment itself. In the event of any breakages, damage or extra cleaning required after the guest vacates, Arena View Management Ltd will notify the booker by e-mail within 1 week of the guest’s departure, providing a detailed breakdown of the issues and the cost of rectifying them. Wherever possible, photographic evidence will also be supplied. Inventories condition reports can be provided at the beginning and at the end of the accommodation period if required. The printed list of security deposit charges you will find in every apartment.
Swearing, threatening, aggressive behaviour or any act of violence will not be tolerated. Anyone giving verbal abuse to members of staff will be asked to leave the premises and will lose their deposit as well as the offender being reported to police and legal action will be taken.
Insurance and Liability:
Arena View Management Ltd cannot be held responsible in any way for loss of or damage to contents, further furniture, fittings or any personal belongings at the apartment locations. Nor can Arena View Management Ltd be held liable for the acts or defaults caused by third parties. You are advised to ensure your own insurance policies cover loss or damage to personal property during your stay. Guests are advised to take out adequate travel and personal insurance.
Feedback and Complaints:

Arena View Management Ltd does not expect and certainly does not want dissatisfied guests, but in the event that you are not entirely satisfied with the service offered, you should notify the Operations Manager in the first instance. If the problem cannot be resolved during your stay, you should contact Arena View Management Ltd in writing at the head office Arena View Management Ltd, 1 Arena View, 2 Edward Street, Birmingham, B1 2RX or alternatively you can call us on 0203 053 3333 or email info@City-Nites.com. Our policy is to acknowledge any complaint within five working days, advising you of who is dealing with your concerns and attempt to address them.
Arena View Management Ltd regrets that pets are not allowed in the apartments, with the exception of small dogs (additional cleaning charge will apply) and working assistance dogs for disabled people.
Arena View Management Ltd cannot be held responsible for any failure or interruption of services to the apartment, including electricity and water or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property.
Smoking is forbidden in all Arena View Management Ltd buildings and apartments. Should you wish to smoke during your stay you may in the Car Park of each Location. Arena View Management Ltd reserves the right to make an additional charge of the deposit for specialist treatment to an apartment where smoking has taken place in a smoke free building.
Should guests be in breach of these terms and conditions, Arena View Management Ltd reserve the right to request that guests vacate their apartment within 24 hours. If Arena View Management Ltd suspect smoking in the apartment the deposit charge will take place as this is governed by the land of the law. Evidence to incur the loss of deposit includes being sighted from a staff member, ash or cigarette buds in or around the apartment, and the smell of smoke.
Broadband is available in all apartment locations. Where broadband is offered, Arena View Management Ltd will make every effort to ensure that the service is available at all times. If there is a fault which is deemed by Arena View Management Ltd to be associated with the user’s hardware or software, no support will be available.
Data and Internet:
Neither Arena View Management Ltd nor its management assumes any responsibility for any damage to your computer, the data contained on it, or the security of any data transmitted over the Internet. It is the sole responsibility of guests to protect their computers from viruses, loss of data and/or unauthorised access. Should guests be in breach of these terms and conditions, Arena View Management Ltd reserve the right to request that guests vacate their apartment within 24 hours.
Any items left in the apartment will be kept for 3 months after the departure date.
Every effort has been made by City Nites & Arena View Management Ltd to ensure that the information and images on its website are accurate. However, information and images are subject to change without notice.
Please note that apartments are individual and vary in style, size and layout so furnishing details is not uniformly standard. Please contact the Arena View Management Ltd Team for further information on individual apartments.
For the reasons set out above, and due to the limitations in the manner and style in which Arena View Management Ltd can reproduce images of apartments in publicity material or on its website, Arena View Apartments by City Nites does not warrant that any such images accurately or completely describe any of the apartments.

In Public areas of Arena View Management Ltd Locations, CCTV is in operation and video recordings may be made. This activity is carried out for security and service reasons for the better management of Arena View Management Ltd and security for all its Clients and Staff.
The terms and conditions detailed in this document apply to all online bookings at www.citynitesapartments.com and all bookings made directly with Reservations. You must be at least 21 years of age and possess the legal authority to enter into this agreement and to use this website in accordance with the terms and conditions of this agreement. These terms and conditions shall be governed by and construed in accordance with the laws of England.
The Courts of England shall have exclusive jurisdiction in relation to any claim, dispute or difference concerning these terms and conditions and any matter arising from them.
